Willan proposes 'Vari-Lease' easy way out

An innovative, proactive approach to helping organisations optimise their operating costs is being pioneered in Manchester.

Willan, one of the region’s leading privately-owned property companies, has devised its ‘Vari-Lease’ package as a positive response towards the current financial climate. Being piloted at the company’s newly-acquired Greenwood Business Centre, the package incorporates a range of ‘Easy in, Easy Out’ tenancy choices, available with no minimum square footage, that give clients options to vacate with just three months’ notice, include supplementary utility and other charges in the rent in a single payment rather than have quarterly bills, or commit to as little as three years’ occupancy.

The ‘Secured by Design’ Greenwood Business Centre occupies a high profile 40,883 sq ft location on the arterial M602/A57/A5063 route into Manchester city centre, by both Salford Quays and the new Media City site.

Offering office suites from just 1000sq ft in private grounds with allocated on-site car parking, Greenwood rents start as low as £7.95/sq ft- at least 30% lower than similar commercial property in the vicinity.

Philip Jones, Development Director at Willan explained the rationale, “Realistically, in the current trading environment, there is a deal to be done. Willan has a reputation for being progressive and forward thinking - demonstrated by our newest concept of having short and easy to read tenancy documents specifically developed to give potential tenants the comfort of being able to react to changing market conditions, be it to contract into smaller premises, relocate from more expensive suites, or expand, without long term commitment.

“Modern economics mean few companies can accurately predict where they will be in ten years, let alone at the moment, in five years. We are being realistic, and working with clients to provide the best solution for long-term partnership.”

The Vari-Lease package compliments Willan’s additional offerings including its 'turnkey incentive' whereby the landlord contributes towards tenant relocation costs into a Willan property; its Customer Charter which commits to regular liaison between parties and working with the tenant to accommodate his changing needs, be it remodelling or extending existing premises or relocation.
